2011 apartment forecast

Employment: Rebuilding of professional and business services work forces and solid growth in trade employment resulting from port and retail activity will help generate 24,000 jobs in Tampa in 2011, a 2.2% gain. Only 600 positions were added last year.

Construction: This year, developers will bring online 700 units, split almost evenly between Hillsborough and Pinellas counties. In 2010, more than 1,900 units were delivered.

Vacancy: Minimal competition from newly completed units and steady demand growth generated by an improving employment market will push down vacancy 130 basis points to 6.5%. The rate plunged 290 basis points last year on a substantial release of pent-up demand for high-end units.

Rents: Asking rents will rise 2.7%, compared with a 1.5% increase in 2010. Effective rents will gain 3.4%, outpacing the 2.3% jump recorded last year.

New Tampa Area:

New Tampa has seen extraordinary growth in the past few years. The population rose from 7,145 residents in 1990 to 26,634 in 2000, an increase of 19,489 or 272.7%. The population is now estimated at 37,350 as of 2005. New Tampa is accounting for 52% of Tampa's citywide growth and is expected to continue. Housing units increased by 850 between 2004 and 2005 to a total of 15,340 and many new subdivision are being built which is causing the extraordinary growth.

New Tampa is bounded by Lutz to the west, Wesley Chapel to the north, Morris Bridge Road (near Thonotosassa) to the east, and the University community and the University of South Florida to the south.
